SMART LIVING PROPERTIES STATEMENT
ON RESIDENTIAL FIRE IN SANDY HILL

OTTAWA, ON., Feb 1st, 2024 – In the wake of a fire that occurred in one of our properties on Osgoode Street in
the early hours of Thursday morning, Smart Living Properties, an Ottawa-based residential landlord, is working to
support the people affected.

Ottawa Fire Services responded to a call at approximately 5:30 a.m. One person suffered minor smoke inhalation and
there are reports that some firefighters sustained non-life-threatening injuries.

We would like to extend our gratitude to the Ottawa Fire Services, paramedics, and all first responders for their swift
and courageous actions in containing the fire and ensuring the safety of the community.

Two blocks of the property were affected. Block C (162-164 Osgoode Street) is going through renovations and
therefore has no tenants. Renovations are nearing completion and construction crews are there daily until 4 pm. They
secure the site at the end of each workday.

Block D (166-170 Osgoode Street) has two tenants and our team was onsite with them last night until 10 p.m as they
are being relocated as renovation works for this block had been slated to start next week.

At Smart Living Properties, we prioritize the safety and well-being of people above all. Members of our team are
onsite today; we are working closely with fire services and other authorities to assess the extent of the fire and to
ensure the those affected receive the necessary support.

The property is fully equipped with necessary safety and security systems, and our team is waiting for the power to be
restored so we can retrieve available video from the time leading up to the incident to share with the authorities.

This is a developing situation, and we will continue to work closely with the authorities to assess the impact and
